Irrevocable Trusts are used if (1) you are absolutely giving up use of the assets and, say, want them donated to a charity or used specifically for something and you want to control that they are used that way even after you are gone or not involved.

Most good RE agents are too busy to simply donate their time to a new agent (unless the brokerage you go with has that kind of mentorship program), but if you provide a service to them of some kind (running reports, doing other non-licensed stuff) then you have a better chance of getting that guidance that all of us needed when we first started.

While charitable donations will reduce your TAXABLE income, they will not reduce your MAGI.401K contributions will definitely reduce your MAGI.

If the playground equipment meets current code and is in good shape, you could "donate" it to the City to be placed in their park - it would still be available to your tenants and would be maintained by the City.
