Does anyone know where I can find a good document to use to write one up? 

Hi Joseph, You would need a 2 year seasoning period to qualify for a government loan (FHA) and a longer period for conventional unless you had a documented hardship situation, such as medical illness, etc where the loan can underwritten manually. 

Every bank and lender does have its own set of terms and agreements and it may not hurt to ask or read your closing documents.

Typically you'll have an occupancy clause in your loan documents stating you must occupy the property as your primary residence within 60 days of signing your closing documents, and must continue to live there for at least one year.
