After working 9+ hrs some days and weekends its tough to get the energy to keep demoing a basement bath or to work on the house.

The amount of weight being hauled off of your property will be at a minimum, cut in half. the demo of the property will take much less time, costing you much less money.

@Johan Yang the key here is hiring a quality property management company.

Don’t forget you will have to demo the walls to access piping or concrete for the drain pipe if in a slab.

Hello: I am wondering if you know anyone in the Philly area that does demo trash removal (kitchen cabinets, old paneling, old drop ceiling, etc.) that you can give me their contact info and also what would be a good ball park figure for this? 

You’d have to post numbers and costs to do this but for me, I’d probably demo it, sell the land for whatever it’s worth and walk away.

Finally got my first deal done it was a estate sale just get got word back from the attorney here in Washington D.C. soooo excited to just see the process from beginning to end (from demo to tenant screening) this is a JV w/ experience investor it took me about 6 months to get one.

Now subtract the cost to purchase the existing property, cost to demo the house, and cost to build a 4-plex from the ground-up.

ALl of the demo wasd pretty much finished.
