I'm okay with a high interest rate up to 15% because I can still breakeven on the mortgage but not sure how to finance this deal without losing my initial payments

The bigger issues that need to be addressed by the operating agreement are how you deal with disagreements. 

But you can still find deals at $120-180k purchase price that do hit the 1% rule and you get amazing appreciation as well.

Can anyone help me to figure out a good economical, small multifamily builder to contact, and a realtor with lots of this type of experience, or let me know if I'm on the right track with this?

I don't know about you, but I'm BLOWN AWAY.  

Then I'd push those factors out if there were no good comps.  2 miles, 6 months.  2 miles 12 months , etc.It takes some local knowledge to know when you're pushing those parameters out too far to be useful.
