Maybe you sir, with respect, should gain a bit more knowledge before criticizing others.

There are a lot of factors that go into a good investment, and while the market is critical a provider can make or break your investment.  

Tips, advice, criticism anything is appreciated.

Hey BP world, looking for some advice / criticism / validation / whatever. 

Seems like renting to our own LLC would have roughly the same effect, unless you left out something critical to the discussion.

They're easy enough to plug into the property calculator, but having the right numbers seems critical to success.

When I lined up my PM, I got a file (large one) on every area they PM in, that showed me the rental comps broken down on a map (critical...zip codes alone are useless) for different sizes of properties. 

Its times like that, that they have broke even or even lost money, so its critical that you get very good at accurately estimating the rehab costs.

You will much rather find an advocate than a critic. 

Or switch the order on that, but I believe finding your own deals would be the most critical thing you can learn right now that will help you achieve financial freedom fast.
