The 1% commission idea sounds great, but at least with a certain Seattle company that is growing in popularity, their 1% only represents the selling commission.

Get a real estate agent and offer to pay them a commission, unless the seller will agree to pay.

Add another $25K for Closing Costs, Commissions, Repairs, etc, puts you all in at $225K.

Also in many real estate books I have read most developers, lenders, and landlords have a line item expense for commissions.
