Arc fault breakers, hard-wired and interconnected smoke and CO alarms, GFCI for almost all kitchen receptacles - those are just some code changes you might have to comply with.

Yes I agree, the owner's are very strict on who they let rent from them, I do know they allow no smoking and no pets, ect, but as I was explaining to my attorney, if there's a problem later with the tenant, how can I enforce the lease if I don't have a written copy?

You may also need (your attorney on your behalf or bank may require) a smoke/fire certificate from the city.
