No HOA fees, big and private backyard, quiet neighborhood, and within 5 minutes of the University and all major shopping centers in town.

I'm sure you could find a donation center that would want it.

Appreciation and upcoming neighborhoods, while the city expands towards that location I'm looking for property plays an important factor and things I consider when investing (future highway projects, future shopping centers, overall city or federal funds invested in that location, etc).  

I am looking at an empty big box store in a shopping center to put climate controlled self storage in.

Maybe this is reasonable on a 5,000,000 shopping center.

Also, if they're managing it for free that means that their management company probably stinks, bc their primary profit center (and priority) is the sale of the property. - Showing lower taxes than you would pay.

I was looking for signs of economic growth big employers hiring more employees, a new hotel and conference center was built, etc.

@Jerry Padilla I went from a cashier at a Grocery store and now I work as a call center representative I’m not quite sure if they’re in the same field but they both deal with customer service

Once you have this list skip trace it, and then use a call center to reach out to those address and work a deal. 

In 32221 We have GE OIL and Gas, Saft International , a Solar Company, Wayfair is building, Bridgestone tires, A college, FSCJ Cecil Campus, The Equesteian Center is also a concert entertainment venue, Cecil Commerce, all fairly recent and more is coming to 32221, Amazon is in 32210 just over the border of 32221 and the 32210 housing is older and saturated all the new construction is coming to 32221.We will rezone to commercial or sell to a company that will do it , 528 ft frontage on SR 228 & 330 ft on Nathan Hale rd.
