I am brand new to Bigger Pockets and new to investing.

I drove by the property tonight and noticed a brand new vending machine installed on the sidewalk by the front door of one of the tenants.I know the property owner/manager didn’t approve of it, so it must be someone that works for the tenant that had it installed.The office building is a 225 foot long single story building with 3 tenants.

If sales in that area are good and going fast, that low of a turnout for a brand new listing is definitely telling you something,  what its saying is what you need to figure out. 

If you're brand spanking new though, and especially if the property needs work - that is going to sound like risk to a lot of investors. 

Eight heating systems means a failure every 2 to 3 years(unless they're all brand-spanking new.)

And they just built a brand new packing house, with trader joes, and sprouts. 

I love real estate but seems like is not for me, I was trying to put a brand new doublewide in it, I got approved for the loan but really don't have a clue about asking price for the property, I asked my realtor and she said 'well just add lot price plus house plus some cash for you' there is no comparables since all the mobile homes I see around are used and old, the price for the cheapest double wide will be close to 55k I was wondering how much should I ask for it , may be not worth maybe I can build a small house for that money??

For example a brand new Chick-fil-a NNN for land and building could be 3 to 4 million all cash.

Any experience with common brands and which have a strong locking mechanism? 

I’m only looking at 3 br and up at the moment, I figure anything less than 3 beds won’t have a good enough ROI.
