I wouldn't depend on student rental there because it is largely dominated by a few blocks of housing on Eaton St. and Oakland Ave.

I plan on purchasing mf in the downtowns of the cities surrounding Houston, mainly those with a more “Americana” type of feel( white picket fences, 4th of July block parties, neighbors worship together, founding families are still around and they let you know it, high walkability score, families are out on the street with neighbors, doors are unlocked.....)It is tough to comp certain property because they might be the only type (or one of the only two) AND some of these towns do not allow any more MF to go up, so the MF owners set the market.

Rule number 1 of landlording is that you can't control if or when the tenants pay, rule number two is that you can't control if and when they leave.Tenants are not known to be the most proactive bunch, either, so this may not be malicious.

I don’t remember the addresses, but one was a 100 year old duplex with major structural issues surrounding a central stairwell and the other was a 1950’s build with a block wall tuck under garage that was beginning to shift, causing issues throughout the house.

I would pick block and brick over any other exteriors, also built within the last 50 years.
