On the MLS (whether via an agent or via Realtor/Zillow/Redfin), so that's where you need to be.In short, I'd try to get more $$$ out of the furnishing by adding them into the deal instead of looking at them like things that I need to spend money to get rid of.

When I added it all up I figured I had spent 80% of my time running the BUSINESSES, but made 80% of my money through the ownership of the REAL ESTATE.!  

She added 1 or 2 additional SFHs over the next 10-15 years but really accelerated after 2008.

Get estimates from contractors for adding a separate entrance, a kitchen, and updating the bathroom.

Its usually best to go the permit route when adding bathrooms ect but comes at a cost time/expense wise.
