Second, if HOA is not too high, biting into my CF, I have to say that when I need to deal w/ the HOA as an owner - I'm annoyed and don't like it BUT the HOA many time tell me if there is an issue w/ my house, w/ the tenant trashing the yard, etc.Plus all in all HOA takes care of the community and a good one will tend to make sure it looks good.So overall I, as a OOS investor I likie having the HOA as it's another "eye" watching over my property.

More annoyingly, I find that they almost always exactly match Zillow's "Zestimates" for the houses as of the day of the appraisal, and that those numbers have declined in the weeks leading up to the appraisal.Now, it's tempting to just shake my fist at lazy appraisers copy-pasting Zestimates, but I've had different appraisers in different properties.

I probably annoyed the guy which is fine - if he's catching attitude over a simple request then he's not doing his sellers any favors.

Planning a more concerted effort that isn't creepy or annoying.

I have a pet and because she’s hypoallergenic and 4lbs, I get really annoyed having to pay fees when she is potty trained and does not damage property or disrupt ppl in any way.

However, I do find it annoying when some think that "they" are doing it right and if you're not doing it "their way" it's the wrong way.
