In addition, I have lived in homes/condos in three of the four major markets.My grandfather was an Eastern Airline exec who lived in Bayamon. 

It isn't MY fault you forgot to change pricing, and now I have nowhere to stay, I've probably already made airline reservations that will have to be canceled at my expense because YOU forgot to increase your prices, etc. 

Even after this, I've had late payments, but never had a tenant reach out to me proactively before its due to let me know.If a tenant doesn't pay rent but instead uses that money for a new toy, vacuum cleaner, car payment, vacation, food, medical needs, or otherwise, I don't care. 

Looking at flights to a destination, airlines shrinking routes or adding is a simple metric for evaluating future growth as an example. 

Yes, there are loans that will default but I also held stock in an airline that went bankrupt years ago because I didn't do my due diligence before buying (lesson learned).
