Cheap labor often requires more oversight.A tenant turnover that has taken good care of the unit is nearly $1k (patch pin holes and touch up paint, steam clean carpet, seal grout/granite, toilet flaps, clean drains, misc).

I agree, you typically need to touch up paint between tenants, especially if it has been many years since last repaint, and there is case that it would have been needed anyways.

You'll find really good tips here on hardening your rentals, and you'll find it better to just paint all in one color to make it cheaper and easier for future touch-ups.
