I would cut my expenses out as much as possible (no cable/dish/netflix, limited eating out and going to bars, etc), work at the job for another 3 months or so to save as much as possible and then go all in.

just get the bigger one. it's not that big of a price difference in the grand scheme of things, and you're also gonna be using HW for laundry, dishwasher, dishes, etc. you'll be raking it in with all those rooms rented so i think you can handle it hahah. kudos to you!

I always add a roomate agreement that shows 10-15 rules that your tenant must abide but such as cleaning their own dishes, cleaning bathroom every other month or whatever you decide is the house rules.
