Previously, I would be chasing girls that really had nothing going for themselves besides their looks.

I was thinking of having them do a HELOC, me and my girl friend can do the payments for the heloc but would we be able to do an owner financing after to take over title of the property?

Lastly, this is a purely personal but very important one, meet a nice girl to spend my future with :-) I have no problem sharing that one with the world either - as they say, speak it into existence. 

Ideally a side by side Duplex with sizeable bedrooms and multiple bathrooms for my soon to be teenage girls (ugh i'm not ready for that).

So, bear in mind when marketing the property, you can target it towards young professionals who may want to live together in a "student housing" type format such as 4 guys or girls living in a single-family residence in 4 separate rooms and share the amenities. 

I have a student rental in tallahassee which lately has devolved into lots of drama between the girls living there.
