I personally would rather build an empire, and if I'm going to have an empire, I have to be able to manage people/employees and know how to make sure they're doing their job right.

Meanwhile you can do a cash out refi after you improve it and take that cash to use as reserves for your growing empire or for more acquisitions.

I remember hearing on the BP podcast that if you want to build a house you just need a 6 inch slab, but if you want to build the Empire State building you need to dig a deep foundation.

Oh yeah and do this while continuing to analyze deals to grow your empire.  

Add to that: Every borrower, lender, broker, title company, appraiser, etc. is also uniqueWhen building your real estate empire, keep focused on building relationships with those that you can trust and will take care of you today and in the future, even if that means spending a few extra dollars now and then.
