Are you doing all the work or are you purchasing from a big box supplier?

He’s very good at thinking outside the box and has saved me tons on repairs/replacements.

However, they have only showed it 3 times in 6 weeks. today I went to get a key to show it my self and they said they were going to get a lock box "so people could self show" but all their lock boxes were being used. 

And should I continue making these offers through the message box on the realtor.com listing or is there a preferred method of doing this?

If you don't have capacity in the current circuit box, that means upgrading 40 units.What's the real ROI?
