@Kusha Karvandi If I was in your situation I would evaluate apartment syndicators that you can invest alongside to earn a monthly preferred return (this will help cover your $80k annual need) and participate in upside equity appreciation with a value add multifamily property.

The MAPS 3 projects will invest almost $1 billion over the next 5 years in building a massive "central" park running form the Oklahoma River to downtown, an extensive streetcar system, multiple Senior Wellness Centers, and they just completed a closed course white water rafting facility alongside the river.

@Tom DittrichI think what @Spencer Gray was saying was that you could potentially invest your fund's capital into the GP entity on a given deal which in turn would be invested alongside the other LPs in exchange for some % of the Promote off of the other LPs (e.g. 10%).

If an IUL is structured and funded the right way, you get a favorable rating and the advisor gets a commission from the insurance company, not from your policy, it can be a great option along side a solo 401k.
