,I may be wrong but ...If you received a contract signed by the seller which you then had your agent revise before you signed it, then the act of making revisions nullifies the seller's signature and the seller would need to sign the revised contract.If that is how the series of events unfolded, I would think you never had a valid contract signed by both the seller and the buyer.

With the amount he has in his account and no mortgage he should be able to handle vacancies and repairs, this is a valid point, reserves are essential.

Does the rental contract determine if the Water, Sewer, Garbage bills   will be paid by the tenant?

I pick a geothermal as opposed to the mini-split Charlie mentioned because you would not need to augment the system with oil or gas since they have the power to heat at sub zero temperatures.
