Instead of heavily discounting place and not building reviews on Homeaway/VRBO and Air why not go ahead and knock out the upgrade now?

@Sam Shueh ok, so you are suggesting that I focus more on the similarities of the materials (or upgrades) in the interior versus the bed/bath, square footage data?

I have since installed new LVP flooring in the first floor, installed crown moulding, replaced the upstairs windows, installed A/C, and did some cosmetic upgrading (ship lap, board and batten, and painting).

Hookups in there would be seen by many as an upgrade.

The worst part was both appraisers used comps from over a year ago, and in a hot market that makes a big difference, and I'm confident they were anchored on the purchase price  (both acquired ~15 months ago) even though we invested in upgrades. 

The free membership does not give you the most current listings and you would be unable to upgrade your listings. 

Hey Guys I have a creative deal I put together and the financing for it is going to have to be just as creative.I am buying two properties next door to each other and subdividing portions of the very large backyards to create a 3rd lot to sell for the profit (see pic.)Both home are in good condition and upgraded (minimal oppotunity to add value.)

What things should I upgrade in the house that will bring the rents and the home value up the most?

If you cannot access the property to get a good idea of what needs repairing/upgrading then it is hard to estimate a Rehab budget.
