Also, as a GC would you do all the rehab and materials as close to cost as possible since the bigger the profit you could produce in the end the better for you both?

That takes more time to materialize. 

I've already reached out to 85 Design but looking for more, preferably a company familiar with La Mesa since the city can be especially tough with permits, etc. 

Also, it is worth mentioning that we are near the Mexican border, which we have been importing materials from for other projects.
