That is not reasonable.As far as rentals go, you won't pay SE tax on that income.And believe it or not S corps are one of the less audited returns.

Is this due to the SE taxes, or is there another reason I am unaware of...also you can switch legal entities from an LLC to an S-Corp by making that election with the IRS?

Seems like you have an ordinary trade or business, so I would go the S-corp route so you can save on SE tax.
