As long as there are uneducated investors, there will be gurus selling their snake oil.

He is all  excited " THERE IS A BIG SNAKE IN MY HOUSE "    I look at him and say " Thats nice when did you get a snake?

It would be great if there were no snake oil salesmen and you could trust everything you read online, but it just isn't the world we live in, so due diligence is the price you pay for a successful passive investment.A few general notes: Steer clear of anything that guarantees tenancy terms (can't be predicted or promised) or excludes any expenses in their ROI calcs.

It's not a bad idea to snake the line while you have everything apart too.

Rust will buildup in there and you don't want that fight with your drill snake.

I was nervous initially thinking that I was sold snake oil.   

I know times they be a changin... though.was just in Lincoln last summer for my niece's wedding stayed at Thunder Valley that's one nice Indian casino and hotel  by the way.My direct mail that I do now is in other states one were I live and others in the deep south were I am active.

Of course, this goes against the guru and snake oil salesmen's rosy picture of how easy and passive it is that is sold by some here on BP and elsewhere and since the rosy picture is what the newbies want to hear, that is what they tend to listen to.
