If I was interested in purchasing a seller financed home with the total price of say $700,000, could the loan be structured to pay off say $150,000 to the seller over a 4-year period with the remaining due after that period?

The term, structure, LTV, and rate for bridge loans will vary by lender.

Every deal is different and every structure is different. 

Most umbrella insurance providers either did not cover vehicles in CA, did not cover structures in CA, or required that I had all vehicles and properties insured with them to provide an umbrella policy.

I suggest you evaluate rental comps to see how much you can cash flow as a long term rental - either with the current loan structure or if you took an additional HELOC.
