Building on what's been said so far, STR is hard in Philly, and hard in general right now with the market and platform fees, etc.You owning the property and living in one of the units gives you both more flexibility and more oversight over the other 2 units to experiment.Assuming you've gone through the regulatory hurdles, you should rent one as a long-term rental.

So, dscr would be your best bet, but it can be dicey as most dscr lenders want a minimum value per door, in your case it would be $60k.

I’d even consider finishing the basement, just well enough for me to live down there, so I could rent out ALL the units.I’d save all my cash and look to refi the property in 1-2 years out of the FHA mortgage, so I could use it again if necessary.
