If money’s the issue (which is highly likely), you could offer to cover the advertising costs upfront, if possible,  and adjust their commission by that amount.

I've researched local markets and don't think Ill have any issues finding a renter at about a 10% return after taxes and insurance. 

It was under contract when I inquired about it but fell through due loan issues.

thank you so much, i can't let her out just like that, i wish i can as she has drive me crazy like 20 times a year with her heating issues and others issues. i have to keep renewing her lease unless she is paying late cotinuesly or no payment or i move in by myself or i sale the property.

Anyways I sent him a notice through a lawyer about this issue stating that he is breaking the lease.

Lease automatically renew week to week and need 15 day notice to terminate. haven’t running into issues.

If I buy a note in SW Missouri, I have none of these issues of long distance due diligence or enforcement issues.
