After listening to the book, and a handful of podcasts, I've opened my mind to the idea of long-term rentals, though admittedly, I still don't find them as "sexy."

This gets sexy when you buy a boat for 15k and get 25k credit towards your purchase. 

I haven't found anything "sexy" yet. 

As a Southern California native growing up in Orange County... the "high desert" and Joshua Tree are not at all sexy.

Have you Dad give you a loan for around 100 million dollars and inherit part of his properties as well as your grandfather's organization (Trump Organization), and there you go.With the 100 million and real estate network already in place, you have the sufficient leverage and wiggle room to take the necessary risks and scale at a fast pace, then make cutesy catch phrases to impress naive teens and the uneducated.In conclusion, prey on the poor and weak, take aggressive measures against them, keep raising rents in these units while avoiding maintenance, and use the large cash flow to buy marquee properties in cities after multiple generations and 50 years of the money working for you.Capiche?

I was only teen at the time so it's good to learn those lessons early.

I am willing to build up to this level of cash flow but am looking to generate cash on cash returns at least in the low double digit to mid teen range initially.

In short, most of wholesaling isn't a pretty business - not that you will see many write about that part of it, because it isn't 'sexy'.  

I know it's not fun and sexy to bring that up but around columbus there's tons of airbnb abuse and I'd just make sure from an asset protection, liability, and worst case scenario situation you are covered because the last thing you want to do is get stopped dead in your tracks after one deal.
