Here's a thought on my mind, which I thought I'd throw out to the community here--My former college roommate, who is a talented carpenter/cabinet-maker, moved in a year ago as one of my tenants (in my personal unit).

I do this especially with a roommate situation - get one person on the lease.

As we were heading into the deep red zone, we decided to try and short sale 4 of the properties, and we moved into the 5th one ( as we had just recently got married and before we were doing the room mate thing with others).

The rent from a roommate plus the other half covers the mortgage payment, making my cost of living cheap, while I get to learn about the market, practice making improvements to the property, and get experience managing tenants.  

Further, he had a roommate that kept repeatedly opening the door of a bedroom, checking on our progress, and then shutting it.

He told me where I could find a 24/7 branch and my fiance, roommate and I proceeded to walk the 15 blocks to the next FedEx/Kinkos.
