I must admit,  having tax, cpa and LLC formation under one roof is attractive to me for ease of transactions.

Other things that concern me about townhomes, in general, are things like who owns the common roofs.

If you are converting a "non-restaurant" that can be $500k-$1mm build out. c) CAMs: since it is mixed use, who pays what for roof repairs, concrete work, etc.  

Will people pay their last dollar to keep a roof over their head or will they pay to keep their virtual donut shop?

For example, I think it would be nice to have a 20 year spreadsheet for LTR showing 2 roof purchases at the 10 and 20 year mark (assuming 10 year roof) and then each system listed with its expected respective replacement year to get a picture of potential capex spikes,This may lend to moving replacements expeditures around to balance the outlay of capex dollars over the life of the property.Thoughts?
