I recommend renting it as a 4/4 and being clear about the set up. 

Being the military, it had that definite institutional overtone to it, but the basic premise was the same.I recently toured a new senior's complex in which on end - for those who were still relatively self sufficient - had individual units (bedroom, sitting room / kitchenette ... effectively a bachelor apartment but without a full kitchen) clustered together in groups of 4 with their own common room / kitchen and courtyard.On the other side of the complex were units for those who required more assisted living.  

To avoid reducing your lifetime exemption, you could gift equity incrementally, but this requires proper legal structuring (e.g., fractional ownership transfers).

Any recommendations for starting strong would be appreciated. 

I like to always recommend that you choose an agent who is also an investor maybe a few years ahead of where you want to be.

On the buildings that require plowing, we have a great vendor who charges far less than what you are paying.

We do not require you to use our affiliate title companies but we do recommend certain title companies for faster closings. 

I suspect without the 2 pts I would be at ~6.625% to 6.75%.What I recommend most is accurate, conservative underwriting.
