Best Option: Assaulting tenant signs paperwork saying that they voluntarily are being removed from the lease and release all claims to the security deposit.Second Best Option: You send a Certified letter to the assaulting tenant confirming that per their request they are being removed from the lease and they release their claim to the security deposit.
