Jay has amazing character and integrity.

I've even had renters say they were looking for something less modern, with character, and that's why they rented from us!

@Brandon, trust me... given the OBVIOUS fact that I am not a "guru" of any sort... just a practitioner, like you.My argument, (although falling on deaf ears) is simply that MANY questions that are asked (and there are a TON of great ones on BP.. again... thanks to you.) that cannot be answered quickly or easily on a simple 150 character post.  

If you don't have any deals yet, focus on getting a few character based testimonials up there from people.

If previous tenants were of good character, and honest, then you might not worry too much; if you had some situations with the previous tenants that give you good reason to be concerned, then you would be better served by changing those locks ASAP.

It's called character :) I want to cry when people tear out original details/completely gut old homes.As far as the windows, if they are in good condition/work (they aren't painted shut) then keep them.

Due diligence on any given pool also depends on size and character and can range from 15 days to 30 days.

Hood area though, they receive a lot of low-educated, questionable characters who join the ARMY to get out of trouble or because they have no other options.

I feel confident in my ability to judge character.
