As in any area of real estate investing, it's best to pick a niche and learn it.

I'd change the business plan and pick profit over passion but that's just me 

Pick one that you like the most and stick with it.

It's helps to list out what you have to offer for each of those dimensions when picking a market.

It's a lifestyle for them, not something they pick up in their off time and leave off easily when there's something else to do that occupies their interest.

Never built one, if its straight driving range the cost is in the land as the only equipment is the machine to give the golf balls, the balls and the tractor to pick them all up. 

You can pick someone, they can pay before they move in and if they're great people who pay on time, genuinely take care of the place, never cause or have issues, and pay on time consistently, then property management is easy.
