You could still do a modified or slower approach to BRRRR by looking for value add multi's that need economic and/or physical upgrade that you can do as tenants turn over and improve the quality and value of the property over a year or two but still with ongoing rent/cash flow. 

What's their take on the physical condition of the home?

We aren't committed to switching CPAs at this point, but the thought keeps coming back to us of wishing we had a little more so we've decided to see what other options there are.As far a local or non-local, I don't care about their physical presence as long as they are able to handle the state and local taxes.Our ideal CPA would be more like a business adviser rather than just a tax preparer.

Has there been extensive physical improvements such as a total rehabilitation of the structure?

Currently on workers comp and while I am physically unable to work, have been using as many tools and resources I can here on BP. 

Have you or someone you trust physically inspected the house?

Manufactures have the option of switching to better insulation (high-density closed cell foam, vacuum insulated panels, etc) and could exceed the new benchmarks without making the tanks physically larger.

As @Keishee Hill said, technology today means you don't have to be in geographical proximity to your CPA and it's way more important to have somebody who really knows what they're doing than to be able to physically shake their hand.
