Because Airbnb only makes money when the guest books on Airbnb.Hence, they want the price to be cheapest on their platform, so people book on Airbnb instead of elsewhere, and want their properties to be able to compete with hotel prices (even after cleaning fee and service fees). 

@Jessica Seppo,Many people take the cost of an LLC and funnel it towards more insurance and an umbrella policy.

Now, people are fighting back to appeal the raises. 

Typically people charging for that service are doing it because they need the money...if you catch my drift. 

Heck, some people might even pay more for the 'cool factor' of living in a 'small home'....I'd give it a go since you're a veteran of this RE stuff.

They are certainly around and people do not necessarily talk about them as often.  

So the duplexes are in more quiet secluded areas and rent to more of your regular 9-5 workers there are more than people think but not much for sale. 

Ultimately it's less of a science than an art, but people rarely truly change so what they did is probably what they'll do.

I know there are many strategies/tactics people have used... 

Buying OOS just adds several layers of risk for most people and most places.
