Changed out the siding and new paint. 

There are some skills that I suggest every homeowner learns in order to avoid high repair bills (in order I usually do them):-Fix minor roof leaks & repair siding/exterior-Fix water supply leaks with compression fittings or hose clamps if needed-Install lights, replace bad receptacles, switches, or breakers-Install electric water heater if needed-Fix subfloor & sturdy up framing if needed-Fix/replace windows/doors/glass and install locks-Drywall/mud, brush&roll paint-Install floor (floating/tile) and cut/install trim-Install toilets/sinks/cabinets/faucets-install mini split units if no functioning ductwork

I've had a maintenance person that will usually get in and clean, repair, paint, and do everything needed to rehab an empty apartment into one that is rentable when a tenant vacates the property.

It was recently updated with new flooring, appliances,painting, etc.

I am a contractor in Atlanta and a $15/sqft rehab is basically interior paint, paint cabinets, countertop, new tile, new fixtures, flooring, etc but you have no room for any system upgrades or any problems to arise (rotted floors, faulty wiring, etc)

There are many REALTORS that will paint a rosy picture and talk about all the money you can make from selling a million-dollar home.

I'll add that I once tried to use an epoxy kit to paint shower tile that was a dated.

I’m doing permit drawings for basement egress windows in one of my student rentals and was wondering if fixes like this were common or is it all paint cabinets and flooring?
