Vendor was scheduled a few days later to remove all items to property line.

On a similar note, does anyone have a reference to comprehensive life expectancies of items inside a house.

Fun fact to keep in mind, major capex items on a 100k house and on a 800k house are pretty similar, i.e. cost of replacing a roof.   

The dollar amounts change daily as items are charged as divided by a 30 day month.

It acts as an emergency fund In my opinion while it’s not deployed anywhere, and god for bid you have a large capex item go that you might not be 100% prepared for and you can resolve it immediately.

If you ever find yourself under contract on another property with an FPE panel, I'd recommend having the seller replace it prior to closing as it's a well known and documented safety issue; textbook inspection objection item.  

I am including an itemized list of repairs next page.Thanks,Dear [Tenant],This letter is regarding your security deposit of $X for the property located at [address] for the lease period of Jan 2023 - 2024.I am deducting $X from the security deposit for charges listed in the Resident Responsible Charges document.

You need a spreadsheet that covers every possible budgetary item along with allowances for the finishes.

Perhaps you need to start there and take inventory of the items I noted.
