I graduated from college with a business degree that emphasized real estate.  

Hopefully going to move to New York in 18 months time, once I have completed my Master Degree. 

In CA they require 4 years, they do recognize the education, if you have engineering degree or what not, in that case you still have to get 1 year experience in the trade, maybe not really pounding hammers but at least a supervisory level.

I could keep going with some out of the box ideas but until you determine how involved you want to be with the degree of risk it is very difficult to steer you in a particular direction. 

HUD chose not to decide how frequently an individual may provide financing before reaching the requisite degree of habitualness.
