Getting a better tenant (and them being happier living there) would be worth the money, let alone any increase in rent.

It's likely you'll need those extra couple units to make that happen and down the road you'll be happier you have a 4-unit if you continue to acquire properties. 

In an ideal works one should take tenant surveys and see if your tenants are relatively happier than other tenants in the area.

Then I would also be the one answering the phones, and going to appointments.Now that we're running like a business, we work with @Jerry Puckett and could not be happier with his services (a true veteran of the direct mail biz).

People like choices and if they pick what they get they'll be much happier about the deal.

In all honesty, I may be happier overall with stock investing vs. real estate investing, but I am still learning about real estate investing and may go there. 

In the gray areas, he is probably a lot happier doing the work than he would be billing the hours and that satisfies what he is looking for.Chris
