Hey @Chayton Wagner, wanted to chime in here since I run a Real Estate call center and train and manage VA callers for RE Agents and Investors.

Why not make an interest return on this property right away, which I already am familiar with and favor, without having to find another property to re-invest the sale proceeds? 

Considering the fact the prop is vacant at "not so ideal" time of the year to be re-leased.

The other side is I can leverage more of that equity on my California properties (cash out refi on or HELOC on primary) to buy more RE or put into other investment that would get a higher return.

As long as you have the right team full of deal finders, contractors, lenders, and property managers, it's a great strategy to scale your RE portfolio.Good luck! 

The combination of high price and a doubling of the interest rate results in high cost for financed RE. - Rents have not and cannot keep up with the cost increase of financed properties. 

Also, at what point do institutional buyers re-enter the market aggressively. 

There sports teams are on the radar, RE expansion and Eli Lilly a major pharmaceutical company moved their headquarters there. 

For example, if I have 100K burning a hole in my pocket and don't know how to put it to work in RE, then maybe a good and proven 10K mentorship might be worth.
