Dumb question, but is this called a cash-out refi?  

Open to cash flowing properties too if the numbers are right. 

I’m closing on my second deal, a duplex that’s going to take about 9-12 months to comeplete (I’m doing the work with some sub contractors but mostly myself) at this point after that is done, I will be out of money, even before it’s finished I’ll have to raise some capital to finish it, but it should cash flow conservatively $600 a month.

Wondering if you have advice on me just being the bank, where I purchase a house and structure a rent to own with him and have him build up a 30% cash down payment and some equity and then me sell the house to him at a locked in price.  

They have no cash to qualify for a rental or even pay for the move. 

I expect my cash on cash return to be over 90%.

A 1/1 with a 4/2 on top is perfect for the hacker to live in the 1/1 and cash flow on the higher rents.2.
