I just did a bathroom floor with the tenant in the house (she made arrangements to stay with a friend over the weekend), but it had to be done as the tub had sprung a leak and the vinyl stick-down tiles had become ruined.

I've seen these types of business arrangements executed before whereby lawyers, therapists, barbers, CPA's, etc establish their businesses in "historical" districts (for lack of a better descriptive) and in some cases live in the same building or in the mother-in-law building out back.

If you do the management yourself, you can always pay yourself, but it gives you the buffer you need, in case you need to make other arrangements.

@Joe Fairless I had a partner on that deal who took care of the list, I took care of the logistics of creating the radio scripts and arranging the venues for the presentations as well as the AV team.
