Out of State Investor / Signed Blank Contract While Looking

I'm current working with a broker to buy property out of state. Based on my investment strategy and analysis of different properties, it doesn't appear I will be successful unless the salesperson finds me a real good deal. Which means that a property meeting this criteria will not last long.

To facilitate this process, the salesperson sent me a blank “AS IS” Residential Contract For Sale And Purchase to sign. 

Is this common? Have you ever had such an arrangement with your salesperson? If so, how did it work out?
