Switching the utilities into their name without safeguards in place—knowing the tenant might act out—seems like a misstep on their part.While it’s true you’ll ultimately have to cover the cost, it doesn’t feel entirely fair for you to shoulder the consequence of their decision.

Remember, the notion of amassing wealth without investing is a dangerous myth perpetuated by self-proclaimed experts.

Hi @Dawn Bertrand, I'm sorry that you feel this way about your experience as a resident of JWB. 

They may also feel obligated after this gesture to try and make rent on time even going through a hard time.  

If I don't feel comfortable I also give folks a chance to get a cosigners.

Lending terms will be important here.I'd say the biggest challenge thus far is making sure I feel comfortable managing this remotely, as it's located about ~150 miles east of Dallas. 

I understand the loathe feeling the idea of putting so much into a property and getting no equity for it.
