It needed a new roof, exterior paint, new furnace/water heater, kitchen remodel, switch from fuses to breaker box, exhaust fan in the bathroom, mold removed, new paint throughout.

Electric means no gas and no exhaust venting.

If you pricing is on the high end people will consider your rental as their last ditch option when they exhausted all the other options or couldn't qualify elsewhere.

If your soffits don't have adequate intake as well as your roof not having adequate exhaust, you will get ice dams as well from that alone.
