I was in the same situation for quite some time, unable to come up with estimates, and trying to form strategic partnerships with general contractors who would give me a written estimate that they would honor if my buyer hired them.Anyways, about a month ago, another wholesaler in my local area told me his rule of thumb - a full rehab, excluding foundation repair (which is common in Texas), should cost at or below $15 per square foot with a cost competitive general contractor, and closer to $17-$19 per square foot with a more expensive GC.I took this rule of thumb and ran with it, comparing it to all of the emails from other wholesalers that I receive, and it holds true, at least in DFW.

(I'm not one -- a flipper that is, I am trustworthy, at least my dog thinks so:).One good thing about investment income is that it doesn't incur payroll taxes of 7.65%, as wages do, and may be excluded by your local or municipal taxing authority.Also, if you do buy property, you will get a depreciation benefit that will give you a larger pre-tax equivalent amount of income, compared to wages, and could possibly drop you into a lower tax bracket.

From the research I've done, it seems like most areas of Raleigh would suit me fine excluding South Raleigh and Southeast Raleigh (from what I understand, these are higher crime areas).I know finding a home on a 100K budget might be somewhat tough, but I have seen some decent looking detached single-family properties for sale/sold in Northeast Raleigh as well as other parts of Raleigh for 100K and even below.
