Evidently the owner is an elderly gentlemen that is looking to downsize.  

When screening tenants and they have a choice between an elderly couple looking to find a permanent place to live with no maintenance hassles or a young engineer looking for a pad to live in over the next 12 months until they can afford a house who do you think they are going to pick?

Are you thinking SFHs or are you considering multi families, homes designed for elderly or those with accessibility needs, or maybe green living?

It adds marketability to the disabled, elderly, and lazy (like myself) so if you have the space, it's really a no-brainer.

First, who should be be diversified: the poor, the elderly, and the wealthy.

Old folks are a protected class under elder-laws, go putting some crazy creative I want to lock you up forever contract can backfire, like if one goes to the hospital or dies!

I mean the elderly current landlord most likely leaves him alone, hasn't bothered him in years, why show it to someone else?
