The free marketing is not effective in a competitive market neither is the marketing strategy.

Our membership dues are under $200 per year, so I'd say it's well worth the money to have some representation.That being said, from what I've heard we are more organized and effective (possibly out of necessity) than many STRA's out there.

I don't have experience with STESSA, but have managed my own small portfolio with QuickBooks Online pretty effectively.

Obviously would change from person to person, but I'm curious what people have used before that has been effective for both parties. 

Even users with a long established relationship with platforms like Launch Control aren't getting anywhere.

Ultimately I just raised rents and got better with outsourcing the maintenance in a cost effective way (wasn't doing that very well before).

If not, do you know how you would do it as there are multiple ways, some of which are better for investors you don't already have a relationship with. 

Just a heads up - if you have strong relationships with church leadership and are getting into real estate, the YIGBY movement may be a great place for you to work in.
