I wouldn't dream of asking $35K for this 1987 but, after some fixing, I don't think it would be too far stretched to ask $20-$22K for it. 

My focus is NY, then branching into GA and FL--then nationwide (I know, BIG Dreams).

When I started looking for a fourplex, I really wanted to find a “great deal,” so I ended up spending about $2,000 marketing to fourplex owners in Los Angeles, and not one callback was one of those sellers you dream about, e.g., the guy who just about lost his shirt and needs to liquidate his assets for $0.70 (or even $0.85 for crying out loud) on the dollar–and these kinds of people typically would need a cash, not an FHA, buyer anyway–or that older widow who’s sick of dealing with tenants but still wants the monthly cash flow and would be open to seller financing.

So while our dream home was getting built in India we were saving as much as we could and paid directly to the builder.

My dream is to invest in a 4 unit building and I am hoping I can gain the knowledge and connections in this forum to bring reality to these dreams.

I am fairly new to this site and the industry as I have made the decision to follow my dreams.
